LOUDOUN COUNTY INCOME LIMITS BASED ON HOUSEHOLD SIZE


The income limits and maximum rents allowed for most Affordable Rental Units in Loudoun County are listed below, effective May 19, 2026. The income and rent limits are based on median income statistics for Loudon County issued annually by the Department of Housing and Urban Development (HUD). Note: Maximum incomes allowed for tenants of affordable rental units are based on the number of persons in the household, not on the size of the unit.

All Gates Hudson properties accept Section 8 Housing Choice Vouchers and Housing Grants.

REQUIRED APPLICATION ITEMS AND DOCUMENTS


If you are interested in applying for one of our apartment homes, we require the following documents at the time of application. Each household differs and may require further documents than what is listed below. Our team will contact you after application submission if further documentation or clarification is needed. Your timely response to documentation requests will prevent any lengthy delays in the processing of your application.

The following is required at the time of application:

  • Valid/Unexpired Government-Issued Photo ID for all adults (18 years of age or older)
    • Birth Certificates for minors (17 years of age or younger)
  • Proof of your current Housing Choice Voucher holder status (If applicable)
  • Proof of Income (Which may include one or more of the following):
    • Most recent federal income tax return for all self-employed applicants
    • Four (4) most recent consecutive pay stubs
    • Most recently dated statements/documents from: (If Applicable)
      • Child support
      • Alimony
      • Social Security benefits
      • Veterans benefits 
      • Unemployment benefits
      • Pension and/or retirement income
      • Disability income
      • Regular gifts or contributions from persons not members of the household
      • Public assistance
      • Any other Income not listed above
  • Assets
    • Self-declaration affidavit of assets.
      • Assets may require additional recently dated verification and/or documentation.
